$7M Magdalena 1163 boutique hotel opens in Condado
A $7 million investment has led to the opening of Magdalena 1163, a boutique hotel in San Juan’s Condado district aimed at serving business and leisure travelers.
The four-story property was developed by entrepreneurs María Isabel Esteve and Carlos López-Lay and includes 10 suites offered in Studio, Deluxe, Junior Suite and two-bedroom configurations. The design emphasizes neutral colors, modern finishes and functional layouts intended to support short- and extended-stay guests.
Each suite includes a kitchenette with a microwave, Nespresso machine and refrigerator, along with layered lighting designed to allow guests to adjust the ambiance. Ceiling wallpaper is used as a design element, and curated artwork references Caribbean themes.
The rooftop level includes a lounge, indoor space and an open-air terrace overlooking Condado. The area can host up to 40 people for private events and includes a meeting room equipped for up to 10 participants, with presentation and virtual-connection capabilities.
“These facilities are available to guests and can be reserved for private events or executive meetings,” López-Lay said. The rooftop level also includes a gym for guest use.
Hotel amenities include continental breakfast service, a snack lounge, parking, car rental coordination and laundry services. The property uses the Kipsu guest communications platform to provide round-the-clock messaging between staff and guests.
“With this blend of technology, comfort and service, we ensure that each guest’s stay becomes an extension of how they live and work,” López-Lay said. “The Magdalena 1163 project is an extension of this commitment to hospitality and represents a space where attention to detail and personalized service take on a new expression” Puerto Rico’s hospitality sector.
Magdalena 1163 employs six staff members and has established partnerships with nearby restaurants to offer dining options within walking distance of the hotel.
